Bird dog

Bird dog is a dog especially trained to retrieve a bird after it is gunned down. A person is also informally called a bird dog whose job is to search talents for a sports team.

In finance, especially used in real estate business, for someone who make effort to locate properties with substantial investment potential and income or profit in case of the properties are sold with or without remodeling them.
